Why an Experienced Agent Matters on a VA Purchase

Veterans and service members buying in metro Atlanta get the most from their benefit when their agent knows how VA loans work, how to write a competitive VA offer, and how to plan around a relocation timeline.

The VA Loan Benefit in Metro Atlanta

The VA home loan is a valuable benefit, and many eligible buyers don't use all of it. Key features (confirm current terms with your VA-approved lender and VA.gov):

No down payment required for eligible borrowers with full entitlement
No monthly private mortgage insurance (PMI)
Seller concessions: VA rules allow seller concessions of up to 4% of the property value, in addition to normal closing costs a seller may pay (VA)
Surviving spouses of veterans who died in service or from a service-connected disability may qualify

VA Loan Basics for 2026

Certificate of Eligibility (COE)

Get your COE through VA.gov or your VA-approved lender before you start touring homes. It confirms your loan entitlement.

VA Funding Fee

VA loans charge a one-time funding fee instead of PMI. The rate depends on your down payment and whether you've used the benefit before. VA lists current rates on VA.gov. Veterans receiving VA compensation for a service-connected disability are generally exempt. The fee can usually be financed into the loan.

VA Loan Limits

Since 2020, borrowers with full entitlement have no VA loan limit. Borrowers with reduced entitlement (for example, with an active VA loan) are calculated differently, and your lender will walk you through it.

VA Appraisal and Minimum Property Requirements

VA appraisals check Minimum Property Requirements (MPRs). Peeling exterior paint, exposed wiring, broken systems and structural problems can all trigger required repairs. For homes that need major work, a different loan type may fit better. I can walk through the home with you as a licensed Georgia contractor and point out likely MPR issues before you make an offer.

Georgia Resources for VA Homebuyers

Georgia Dream

The Georgia Department of Community Affairs runs the Georgia Dream program, which includes down payment assistance options for eligible buyers, including some military and veteran categories. Check current amounts and eligibility with DCA or a participating lender.

Disabled Veteran Homestead Exemption

Georgia offers a homestead exemption for qualifying disabled veterans and certain surviving spouses. The exemption amount is set by law and adjusted periodically. Check eligibility and the current amount with your county tax assessor's office.

Military Relocation to Metro Atlanta

Dobbins Air Reserve Base is in Marietta (Cobb County). Marietta, Smyrna and Kennesaw are the closest civilian communities.
