Estimate only. This is not a loan offer.

This calculator gives a rough estimate for planning. It is not a loan offer, pre-approval, rate quote or commitment to lend, and it is not financial advice. The starting numbers are samples, not rates offered by Dexter Williams or Estate Realty Group. Dexter Williams is a REALTOR®, not a mortgage lender. Your actual rate, PMI, taxes, insurance and closing costs depend on your credit, loan program, lender and the property. Get a Loan Estimate from a licensed mortgage lender before you decide.

Mortgage calculator questions

What does this mortgage calculator include?

It adds principal and interest on a fixed-rate loan, property tax, homeowners insurance, private mortgage insurance (PMI) when the down payment is under 20%, and monthly HOA dues. Every number is an input you can change.

Are the starting numbers a rate quote?

No. The starting interest rate, tax, insurance and PMI figures are sample numbers so the calculator shows a result. They are not rates offered, quoted or recommended by Dexter Williams, Estate Realty Group or Chapman Hall Realtors. Replace them with your lender quote, the county tax bill and an insurance quote.

When does PMI apply?

On most conventional loans, lenders charge PMI when the down payment is less than 20% of the price. FHA and USDA loans use their own mortgage insurance or guarantee fees instead. Your lender sets the actual amount.
