The 1.5% applies only to the listing commission — what you pay your listing agent (Estate Realty Group). The buyer's agent commission is negotiated separately and is not set by this program.
$3,000 Minimum Repair Scope
Qualifying repair work through Estate Solutions LLC must total at least $3,000. The scope is determined at the free pre-listing walkthrough and confirmed in your repair contract.
Repairs Completed Before Listing
The home is listed on MLS only after all repair work is completed and accepted. Homes are not listed mid-renovation.
Repairs Paid Upon Completion
Repair invoices are paid to Estate Solutions LLC upon completion of services, prior to the listing going live.
Standard 6-Month Exclusive Listing
The listing agreement is a standard exclusive right to sell — 6 months with Estate Realty Group.
Two Separate Contracts
You sign one contract with Estate Solutions LLC (repairs) and one listing agreement with Estate Realty Group (the sale). These are entirely separate legal agreements between separate companies.

Any qualifying repair or improvement counts toward the minimum.
When do repairs need to be completed?
All repairs must be completed before the home is listed on the MLS. Homes are not listed while repairs are in progress. Repair payment is due upon completion of services, prior to listing going live.
What if my home needs very little work?
If your home's repair needs fall below the $3,000 minimum, this program may not be the right fit. In that case, a standard listing consultation is the better path. Contact Dexter and he'll give you an honest recommendation after a free walkthrough.
Does this affect my buyer's agent commission?
No. The 1.5% listing commission applies only to the listing side — what you pay Dexter Williams / Estate Realty Group for representing you as seller.
