Inventory Levels
One of the defining characteristics of the Atlanta market continues to be constrained inventory in many price ranges. Move-in ready homes priced under $350,000 in desirable school districts continue to sell quickly — often within days of listing when priced correctly. Buyers in these segments need to be pre-approved, decisive, and ready to move quickly when the right home appears.
Above $500,000, we're seeing a different story. Inventory has been building at higher price points, which gives buyers more choices and more negotiating leverage. If you're considering a luxury home purchase, now is a good time to be systematic and patient — there are solid opportunities available.
Pricing Trends
Year-over-year price appreciation in the Atlanta metro has moderated somewhat compared to the sharp gains of 2016–2018, but we're still seeing positive appreciation across most submarkets. The Atlanta metro remains one of the most affordable large metro areas in the nation, which continues to attract buyers relocating from higher-cost markets like New York, California, and Washington D.C.
Interest Rates
After rising significantly through much of 2018, interest rates for 30-year fixed mortgages have pulled back from their highs. This is welcome news for buyers — every 0.25% reduction in your rate meaningfully impacts your monthly payment and purchasing power. If you were considering buying but were deterred by rate increases, it's worth revisiting the math.
What Sellers Should Know
If you're planning to list this spring, now is the time to start preparing. Spring is consistently the busiest selling season in Atlanta, and homes that hit the market in March and April in excellent condition, priced correctly, tend to achieve the best outcomes. Use February to complete any deferred maintenance, refresh paint, address landscaping, and work with your agent on pricing strategy.
What Buyers Should Know
Get your financing in order now. Meet with a lender, get fully pre-approved (not just pre-qualified), and understand exactly what you can afford and what monthly payment feels comfortable. When the right home appears in a competitive market, having your financing lined up is the difference between getting the home and losing it.
