Summer is the busiest season in Atlanta real estate — and for good reason. School is out, the weather is (mostly) cooperative, and families have windows of time to make major life decisions. But with increased activity comes increased competition, and buyers who move too quickly can overlook significant issues. Before you submit an offer on that home you love, arm yourself with knowledge.
A Room-By-Room Home Inspection Checklist
The Foundation and Exterior
Start outside and work your way in. Look for cracks in the foundation — hairline cracks are common, but wide or diagonal cracks warrant attention from a structural engineer. Check the grading of the yard to ensure water flows away from the home. Examine the condition of the siding, fascia, and soffits. Look for wood rot, peeling paint, or signs of pest damage.
The Roof
Roofing issues are among the most expensive surprises in homeownership. From the ground, look for missing or curling shingles, sagging areas, or dark staining that can indicate moss or algae. If you can safely access the attic, look for daylight coming through and check the insulation condition. Always ask the seller when the roof was last replaced.
The Kitchen
Test every appliance — run the dishwasher, turn on every burner, open and close the oven. Check under the sink for signs of previous leaks (staining, warped cabinet floors, or musty odors). Test the garbage disposal. Look at the condition of the countertops and cabinets. Note the age and condition of major appliances.
Bathrooms
Run all faucets and check water pressure. Test the hot water — how long does it take to arrive? Check under sink cabinets for moisture or past leaks. Test the toilets for proper flushing and check for any rocking at the base, which can indicate a failing wax ring. Inspect tile grout and caulking around the tub and shower.
The Basement or Crawlspace
In Georgia, many homes have crawlspaces rather than full basements. Have them inspected for moisture, standing water, and pest activity. A home inspector will thoroughly evaluate this area, but even during a showing, look for water stains on floor joists or concrete block walls.
HVAC Systems
Ask when the HVAC systems were last serviced and replaced. Atlanta summers are brutal — an aging AC unit could fail at the worst possible time. Ask to see service records if available. Make sure all rooms receive adequate airflow by testing registers throughout the home.
Electrical and Plumbing
Check the age of the electrical panel. Older panels (Federal Pacific, Zinsco) have known issues and can be expensive to replace. Make note of the number of outlets in each room and the presence of GFCI outlets in kitchens and bathrooms. For plumbing, ask about the age of the water heater and the material of the water supply lines.
Work With a Professional Inspector
No checklist replaces a qualified home inspector. Always invest in a thorough inspection — typically $300–$500 in Atlanta — before finalizing your purchase. A good inspector will spend 2–4 hours examining the property and produce a detailed report.
