One of the questions I hear most often — from buyers, sellers, and curious homeowners alike — is some version of: "What's the market doing right now?" It's a great question, and the answer has a lot of nuance depending on which Atlanta market you're asking about, which price range, and what your specific goals are.

Understanding the Local Market

Atlanta is not a single real estate market — it's dozens of overlapping micro-markets. What's happening in Alpharetta in the $400,000–$500,000 range can be entirely different from what's happening in Clayton County in the $200,000–$250,000 range. And both of those can differ significantly from the in-town Decatur market or the luxury Buckhead market.

When I talk about "the market" with clients, I always try to be specific about which market we're discussing — your specific county, your target price range, your preferred neighborhoods. That specificity is what leads to actionable guidance rather than general statistics that may not apply to your situation.

Key Market Metrics to Understand

When evaluating a market, these metrics give you the clearest picture of conditions:

  • Months of supply — how many months it would take to sell all current listings at the current pace of sales. Under 3 months is a strong seller's market; over 6 months favors buyers.
  • Days on market (DOM) — average time from listing to contract. Falling DOM means increasing demand; rising DOM means slowing activity.
  • List-to-sale price ratio — are homes selling above, at, or below asking price? In a hot market this exceeds 100%; in softer markets it falls below.
  • Price per square foot trends — a better apples-to-apples comparison than median price when home sizes vary significantly.

Tools for Research

Several free resources can help you stay informed about the Atlanta real estate market. Zillow, Realtor.com, and Redfin all publish market data and trends for local markets. The Georgia Association of Realtors publishes monthly market reports. Your county tax assessor's website shows recent sale prices as public record.

But the best source of current, accurate, hyperlocal market intelligence is still a local real estate professional.
