Selling during a difficult time? Talk through your options.
Behind on payments, settling an estate, going through a divorce, or done being a landlord. Dexter Williams, REALTOR®, gives you a clear picture of what your home may sell for and how each way of selling works, so you can decide what is right for you.
Situations Dexter can help with
Behind on payments or pre-foreclosure
If a sale makes sense, timing matters. Dexter can show what your home may sell for and how long a listing or an as-is sale usually takes, so you can compare that with your lender's timeline.
Behind on your mortgage: optionsInherited a home or settling an estate
Inherited homes often need clean-out, repairs, or sign-off from the personal representative or the court. Dexter can price the home and coordinate the sale with the estate's attorney.
Probate sale guideDivorce or separation
Both owners usually need to agree on the price and the sale. Dexter keeps both sides informed equally and works alongside your attorneys.
Tired landlord or tenant-occupied rental
Sell with the tenant in place to an investor, or list after the lease ends. Dexter can lay out both paths, including showing notice for occupied homes.
Job loss, relocation, health or other life changes
Whatever the reason, you get a straight answer on your options and no pressure to choose one.
Three ways to sell
Dexter lays these out side by side with realistic numbers. You choose.
List on the Georgia MLS
Usually the widest pool of buyers. Dexter prices the home from recent sales and handles the marketing, showings and negotiation.
Sell as-is
List the home as-is, or request offers from cash and investor buyers. Fewer repairs and showings, and the price usually reflects the condition.
Sell privately (off-market)
A quieter sale without public showings, with your written direction. Compare it side by side with an MLS listing first.
Off-market optionsDexter is a licensed real estate agent, not an attorney, lender or housing counselor. If you are behind on your mortgage, contact your lender and a HUD-approved housing counselor. For estate, probate or divorce questions, talk with an attorney.
Common questions
I'm behind on my mortgage. Can selling help?
It may be one option, but no one can promise that a sale will stop or end a foreclosure. Dexter is a real estate agent, not an attorney, lender or housing counselor. Talk to your loan servicer, a HUD-approved housing counselor (free or low-cost; find one through HUD) and a Georgia attorney about your rights and deadlines. If selling makes sense, the options include listing on the MLS, an as-is sale, a short sale if your lender approves it, or a cash offer. On some properties Dexter may make a direct cash offer himself, disclosed in writing as a licensee buying for his own account; no offer is promised. See the Behind on Your Mortgage in Georgia page for more.
Do I have to fix anything before selling?
No. You can sell as-is. Dexter can walk you through which repairs, if any, might be worth making and which you can skip.
Is the conversation confidential?
Yes. Your information goes only to Dexter and is not shared publicly. Nothing is listed or marketed without your written agreement.
Is there a cost to talk?
No. The first conversation is free and there is no obligation to list or sell.
