Need to sell your Atlanta house fast? Here is what affects the timing.

Dexter Williams is a licensed Georgia REALTOR® with Chapman Hall Realtors who lists homes across metro Atlanta. On some properties he may also make a direct cash offer to buy a home himself, disclosed in writing. Either way, he will show you the trade-offs between speed and price so you can choose.

Four things that drive how fast a home sells

Price from sold comps

Pricing from recent nearby sales, not from list prices or online estimates, is the biggest factor you control. Homes priced above the market tend to sit.

Condition

Repairs that block a buyer's loan (roof, electrical, water damage) can slow or stop a financed sale. You can fix them, price for them, or sell to a cash buyer.

Showing access

Homes that are easy to show usually get seen by more buyers. Occupied or tenant-occupied homes need a showing plan.

The buyer's financing

Cash buyers skip loan approval and the appraisal. Financed buyers usually offer more but need time for the loan, appraisal and inspection.

A fast listing vs. a cash sale

General trade-offs. Your numbers depend on the home, so compare your likely net proceeds both ways.

Listing on the Georgia MLSCash sale (investor or direct buyer)
PriceUsually the most buyers competing, so often the higher priceUsually lower, because the buyer prices in repairs, holding costs and profit
RepairsYour choice: fix, credit, or sell as-isUsually none; the offer reflects the condition
ShowingsPublic showings and open housesUsually one or two visits
TimingDepends on pricing, the buyer's loan and title workOften shorter, because there is no loan approval; title work still applies
CostsListing commission (negotiable) and closing costsClosing costs; no listing commission when you sell directly to the buyer
  • Get more than one cash offer if you can, and compare each with a listing.
  • Ask for proof of funds in the buyer's name, and let the closing attorney confirm it.
  • Read the contract for assignment clauses and inspection terms that allow a late price cut.

Need major repairs before you list?

With Repair & List, Dexter lists your home at a 1.5% listing-side commission when you hire Estate Solutions LLC for at least $2,500 of pre-listing repairs. Estate Solutions LLC is a separate construction company owned by Dexter, with separate contracts, and you are under no obligation to use it. You can hire any licensed contractor you choose, and commissions are negotiable. Estate Solutions LLC ↗

Common questions

How fast can I sell my house in Atlanta?

It depends on price, condition, showing access, the buyer's financing and title work, so no one can honestly promise a date. Dexter can look at recent sales near you and walk you through what is realistic for your home, both as a listing and as a cash sale.

Is a cash sale always faster?

Often, because there is no loan approval or appraisal. But title work, payoff letters and the closing attorney's schedule still take time, and a cash price is usually lower than a listing. Compare your likely net proceeds both ways before you decide.

How do I check a cash buyer's proof of funds?

Ask for a recent bank or lender letter showing the funds, in the name of the buyer on the contract. Have the closing attorney confirm it. Be cautious if the buyer plans to assign the contract to someone else, or lowers the price after an inspection without a clear reason.

Does Dexter buy houses?

On some properties, Dexter may make a direct cash offer to buy the home for his own account. There is no promise he will make an offer or buy any particular home. If he does, he will disclose in writing, and in the purchase contract, that he holds a Georgia real estate license and is acting as the buyer. He is also a licensed Georgia REALTOR® with Chapman Hall Realtors who lists homes, so he can show you both options.

Should I make repairs to sell faster?

Sometimes. Fixing items that block a buyer's loan can widen your buyer pool. Other repairs rarely pay back. With 20+ years of construction experience (since 2003), Dexter can walk the home and talk through which repairs may be worth making.
